A Level 2 Home Survey (formerly the RICS HomeBuyer Report) is suitable for conventional, modern properties in reasonable condition. It uses a traffic-light rating system and gives a clear overview of the property's condition. A Level 3 Building Survey is our most comprehensive option — it covers every accessible element of the property, including structure, roof, walls, floors and services. It's strongly recommended for older homes, properties with extensions, or any building that might have issues. If you're buying a Victorian terrace in Chiswick or Bedford Park, a Level 3 survey is almost always the wiser choice.

A Level 2 Home Survey typically takes 2–3 hours on site. A Level 3 Building Survey for a larger property can take 4–6 hours or more. We always take the time we need — we won't rush through an inspection just to save time. After the survey, we aim to deliver your written report within 24–48 hours.

Your mortgage lender will carry out a mortgage valuation — but this is for their benefit, not yours. It simply checks the property is worth the amount you're borrowing.
