A Level 2 Home Survey typically takes 2–3 hours on site. A Level 3 Building Survey for a larger property can take 4–6 hours or more. We always take the time we need — we won't rush through an inspection just to save time. After the survey, we aim to deliver your written report within 24–48 hours.
Your mortgage lender will carry out a mortgage valuation — but this is for their benefit, not yours. It simply checks the property is worth the amount you're borrowing. It is not a survey and won't tell you about hidden defects. We always recommend commissioning an independent RICS survey alongside any mortgage valuation. It gives you the peace of mind that your mortgage valuation simply can't.
